Reserve study reports are categorized into levels based on their scope, detail, and purpose. At Edge Realty Advisors, we offer four levels of reserve studies to meet the diverse needs of Florida condominium and homeowners’ associations. 

Full Reserve Study
(With Site Visit)

This is a comprehensive study designed for properties that have never had a reserve study done by our team. It includes an on-site meeting and thorough inspection, review of the association’s reserve budget, physical measurements or blueprint analysis, and a full inventory of all major components (see benefits). A detailed draft report is provided, including descriptions, condition assessments, funding recommendations, estimated replacement costs, and useful life projections. Once reviewed and finalized, a full reserve study is delivered, offering a complete reserve roadmap.

Reserve Study Update
(With Site Visit) 

Intended for properties that previously completed a Level I study with us, this update involves a fresh inspection and financial review. We reassess the physical condition of each component, remaining useful life, cost projections, and the association’s reserve balance and budget allocations. The updated report includes a new draft and final copy. This level ensures that the reserve study remains accurate and compliant with evolving regulations. 

Reserve Study Update
(Without Site Visit) 

This level focuses strictly on financial and component updates without a physical inspection. Associations supply updates on any changes since the last report. Our team adjusts estimated costs, inflation impacts, and reserve balances and funding targets. It is a cost-effective way to stay on track annually and maintain financial accuracy between full updates. 

Construction-Based Reserve Study

Used for newly developed or soon-to-be-built properties, this level is based on site plans and construction documents. It includes establishing reserve components before occupancy and cost projections using industry standards. No site inspection is required. This proactive approach helps new communities begin with a clear financial strategy in place for long-term capital maintenance.
