Reserve studies are made up of two parts: 

An on-site inspection of all major components, such as roofing systems, elevators, pool equipment, and building exteriors. This step involves estimating the remaining useful life and current condition of each item.

A long-term financial model that calculates future funding needs, accounting for inflation, interest, and repair cycles. It outlines a clear contribution strategy for maintaining adequate reserves.

Reserve study reports are categorized into levels based on their scope, detail, and purpose. At Edge Realty Advisors, we offer four levels of reserve studies to meet the diverse needs of Florida condominium and homeowners’ associations. 

Level I – Full Reserve Study (With Site Visit)

This is a comprehensive study designed for properties that have never had a reserve study done by our team.

Level II – Reserve Study Update (With Site Visit) 

Intended for properties that previously completed a Level I study, this update involves a fresh inspection and financial review.

Level III – Reserve Study Update (Without Site Visit) 

This level focuses strictly on financial and component updates without a physical inspection.

Level IV – Construction-Based Reserve Study

Used for newly developed or soon-to-be-built properties, this level is based on site plans and construction documents.
