Ira S. Bellinkoff, MAI, CCIM is a Principal of Edge Realty Advisors. He is a native of Orlando where he still resides. Ira graduated from the University of Florida where he received a Bachelor of Science in Finance from the Warrington College of Business Administration. After college, Ira began his appraisal career in Tampa before eventually moving back to Orlando.
Ira has been engaged in commercial real estate valuation throughout Florida and the Southeastern U.S. since 2005. Prior to forming Edge Realty Advisors, Ira served as Chair of the Multi-Housing Practice Group and the Managing Director for the Central Florida office of Capstone Valuation Advisors. He also previously held senior positions at Grubb & Ellis Landauer and Tew Realty Advisors. Ira has held several leadership positions through the East Coast Florida Chapter of the Appraisal Institute, but he now focuses most of his time interacting with collegiate students majoring in real estate at the University of Florida and the University of Central Florida. He has also made contributions to Valuation Magazine, and was quoted in the articles entitled Multifamily Values and Strength in Numbers. Furthermore, Ira is a Developing Leader member in the Central Florida CREW and NAIOP chapters.
Growing up in an entrepreneurial family, Ira always knew he wanted to have his own business one day. From an early age, Ira learned that he enjoyed working in a team environment, so he formed Edge Realty Advisors with partners Nicholas Pilz and Thomas Martucci. Sharing similar values and exemplary reputations, Ira believes this team will be a powerhouse of excellence in commercial real estate valuation, litigation support and specialized consulting projects. Ira plans to eventually spearhead investment sales for select clientele beyond the firm’s core valuation advisory services.
Mr. Bellinkoff has expert knowledge in appraising market-rate, student, low-income housing tax credit and Section 8 apartments as well as fractured and un-fractured condominiums, mobile home parks and mixed-use land development projects (including CDD’s). The foundation of his background stems from the appraisal of institutional-grade income producing medical, retail, office, and industrial properties as well as special purpose and going-concern properties requiring tangible and intangible asset allocations.
Aside from his involvement in the practice, Ira enjoys spending time with his family and friends. During the summer, Ira enjoys boating and water sports such tubing, knee-boarding and water skiing. During the fall, Ira shifts his attention to cheering for the Florida Gators. Ira’s other passion includes traveling and exploring other cultures; he has been fortunate to have visited several countries, but his favorite countries and recommendations include Costa Rica, Italy, Morocco and Israel.
