Gas Station Practice Group

Thomas S. Martucci, MAI, who has appraised hundreds of gas stations, leads the Gas Station Practice Group. The practice group is served by a confidential database of closed sales and actual performance indicators, including gross profit and EBITDA multiples. Each assignment includes real time opinions of jobbers, owner-operators, brokers, and investors to ensure precise and accurate answers. The practice group is able to handle the valuation of investment-grade NNN operations, co-branded stores with in-store tenants, and regional operators. In conformance with USPAP, each assignment allocates the real property, personal property (FF&E), and intangibles.


Multi-Housing Practice Group

Ira S. Bellinkoff, MAI, who appraises multifamily assets valued at over $1.0 billion annually, leads the Multi-Housing Practice Group. Multifamily assets appraised included existing or proposed market-rate, student, workforce, seniors, LIHTC, and Section 8 apartments, as well a mixed-use, condominium, and manufactured housing. Each assignment includes real time opinions of brokers and investors in order to ensure real time valuation opinions. All assignments use integrate loan and investor underwriting benchmarks including cash-on-cash, unlevered and levered IRR’s.

Litigation Practice Group

Nicholas D. Pilz, MAI, SRA, AI-RRS leads the Litigation Practice Group. Mr. Pilz’s current work focus involves compliance litigation assignments in Residential Mortgage Backed Securities (RMBS) lawsuits. Associated tasks include development and oversight of management platforms for thousands of loan files and reviewing components of expert reports. This includes expertise in expert witness preparation and development of strategies to assist in the cross-examination of valuation experts. Ira S. Bellinkoff, MAI has also served clients in the capacity of an expert witness and has been deposed and testified on several occasions.
